All right, guys, let’s jump right into it. Today, we’re talking about what it’s going to cost you to sell to me, a real estate investor? And honestly, guys, I can answer this pretty short. It’ll be a pretty quick video because it’s not going to cost you anything typically. Again, it could be different for every situation, but the way we like to structure our deals when we go to a seller and we’re interested in purchasing their property for our fix or flip business or for our rentals, one thing we’re going to go over with them is the typical cost to sell a home with a real estate agent and the cost to sell a home with us. We’re typically going to pay your closing costs. We’re going to pay any outstanding fees that you may have on the property, any liens, anything like that.

If there’s any fines or anything on the property, we’re typically going to pay those as well. And then since you’re not using a real estate agent when you go through us, since we’re buying it directly from you, you’re not going to be paying any real estate agent fees, costs, or commissions. So, the last deal we did, for example, seller wanted $175,000. They’re going to be using a real estate agent with another buyer and I let them know, “Hey, just so you’re aware, you’re going to be probably losing 10 to 15% of that based on your…” I know who the buyer was and the agent and the cost for that.

And so we offered them a little bit less, $160,000, but we said, “Hey, we’re going to pay all your fees. We’re going to pay your closing costs. We’re going to pay the fees, the fines that were on the house, and we’re not going to use an agent. So you’re going to be able to keep that 5 or 6% in your pocket, which means that even though we’re offering you a little bit less money, you’re coming out ahead because you’re not paying anything with us.” So those are your typical with us. Every investor is different. Every deal is different. Every situation is different, but when you’re dealing with us, Windmill Valley Properties, you will typically not be paying any fees at all when it comes to selling your house to us.
